The CURE Certification Process - How it Works

| A borrower can request CURE Certification or a loan officer may volunteer to have the loan certified. Either way, the process of CURE Certification moves through certain steps to completion: | IF A Borrower Requests a Certification: | IF A Loan Officer Requests a Certifcation: |
The first step...Until the other party joins the site, the CURE Certification status is shown as: |

The second step...Once each party has joined, each party must agree to CURE Certify the loan... for the borrower this means allowing CURE to see your loan documents and monitor the loan on you behalf... for the loan officer, this means agreeing to abide by the CURE standards and commission controls for the loan in question. The status may be: |

The third step...Now the Borrower can sit back and wait for Certification. The loan officer must upload the loan documents and provide information about the loan. The Status will show as: |

The fourth step...Once all necessary documents have been uploaded by the Loan Officer, a CURE Agent will review the documentation to ensure that the terms and conditions promised in the good faith estimate match the actual loan documentation, and they will ensure that your loan officer has honored his or her agreed upon commission cap - receiving no additional kick backs from the bank. If he or she is offered an additional incentive (called a rebate) from the bank, the CURE commission control will require the loan officer to write you a check for the difference between their agreed upon commission and the total of all fees collected in order to complete the Certification. During this time, your CURE Certification Request Status will show as: |
Pending CURE Certification | |
The fifth and final step...After a review of all documents by a CURE agent, your CURE Certification Request will either be Certified - which means that your loan officer or broker honored all of their agreements, and that they stayed within the agreed upon commission structure. Or, if the broker or loan officer did not honor their commitments or stay within the commission structure your CURE Certification may be Denied. If denied, your loan officer can fix the issues that are causing the Certification to be Denied, reupload documents showing the changes and then your CURE Certification Request Status will show as: |
